If you want to sell your home, here are several ways
to get it done including the benefits and
disadvantages of each.

Selling to PROMPT HOME OFFERS or any cash buyer:

Cash buyers will usually purchase the home in As-Is condition. No repairs, appraisals, or inspections and they will close fast. If you need to sell promptly then selling to a cash buyer is the way to go. Keep in mind that cash buyers will usually offer below market value. Retail buyers will usually always require one or two appraisals, home inspections, a termite inspection, possible roof certificate, possible septic tank certificate, and the list goes on.

Benefits:

1. Sell the house in AS-IS condition, no repairs needed. You do not have to spent money on repairs.
2. No appraisals, few or no inspections, no repairs, no junk fees, no commission fees.
3. Fast process, no waiting on banks or loans. CLOSE in 5-30 days, or as soon as you would like.
4. You don't spend any money on repairs. Not one cent.

Disadvantages:

1. Purchase offer is usually below market value.

FOR SALE BY OWNER (FSBO):

You can sell the home yourself and save money while doing so. If you are in no hurry to sale, and have time to market the home, this can be a good way to maximize. But it can be frustrating and time consuming especially with today's buyers.

Benefits:

1. Make 2.5% to 9% more profit on the sale.
2. More affordable way of selling, assuming it sells fast. (The longer it takes to sell = more expenses and less saving and less profit)

Disadvantages:

1. You have to show the home to buyers that might not even have cash or be qualified to buy.
2. You basically play the role of the real estate agent and the lender by having to qualify them for a loan.
3. You have to have knowledge of the real estate process, lending process, and escrow process.
4. FSBO's take longer to sale, generally 4 to 12 months.

Listing you home for sale with a Realtor/Agent:

Unlike For Sale By Owner, you will not have to show or work with the buyer directly, but this way of selling your home is usually the most expensive way. Commission range from 2.5% up to 6% or more. This is an adequate strategy if your home is in excellent condition and if you are willing to wait for the buyers to get the loan.

Benefits:

1. The Realtor/Agent handles all the paperwork and marketing.
2. You generally receive close to market value on the sell.

Disadvantages:

1. It could take 4 to 12 months to sell your home.
2. You will have to pay commission of up to 6% or more.
3. You will have to pay escrow fees, any requested buyers concessions, any closing cost and carrying costs associated with your mortgage interest, utility bills, insurance, taxes, and maintenance.
